Terms and Conditions

These general terms and conditions, together with the booking terms and conditions and the reservation terms and conditions, form the legal framework for every booking and every stay at Le Manoir Saint-Michel.
1. Who We Are
Le Manoir Saint-Michel rented out by WZRL Bollen Marcel/Lieben Pascale, with its registered office at Smisstraat 84, 3620 Lanaken, Belgium, registered under company number and VAT number BE 1011.212.033 (hereinafter “we,” “us,” or “the landlord”). 2. Application
These terms and conditions apply to all inquiries, reservations, and stays at Le Manoir Saint-Michel. By making a reservation, you confirm that you have read and accepted these terms and conditions. Any exceptions are valid only if we have confirmed them in writing.
3. Definitions
In these terms and conditions, “the property” refers to the Le Manoir Saint-Michel vacation home Le Manoir Saint-Michel Lanaken (Belgian Limburg); “the renter” refers to the person making the reservation; and “the stay” refers to the period between the agreed-upon arrival and departure dates.
4. Prices and What's Included
The price is the amount listed on your booking confirmation and is expressed in euros. Unless otherwise indicated, the price includes the use of the property and the amenities listed in the description. Costs such as the security deposit, any final cleaning beyond normal wear and tear, and the tourist tax may be listed or charged separately.
5. Lodging Tax
The municipality of Lanaken may levy a lodging tax on overnight stays. This tax is [included in the price / not included and charged separately] in accordance with the applicable municipal rates.
6. Liability
We do everything we can to ensure you have a comfortable and safe stay. Our liability is limited to direct damages and to the amount of the rental price, except in cases of willful misconduct or gross negligence. We are not liable for the loss, theft, or damage of your personal belongings, nor for temporary interruptions in utilities, internet, or other services beyond our control.
7. Force Majeure
Neither party is liable if the performance of the agreement becomes impossible due to force majeure: circumstances beyond our reasonable control, such as natural disasters, government measures, or a serious technical defect in the property. In that case, we will work together to find a reasonable solution.
8. Complaints and Disputes
If you have any comments or complaints during your stay, please let us know right away so we can address them. We cannot address complaints raised after your stay that we were unable to identify or resolve during your stay. For consumer disputes, you can also contact the Consumer Ombudsman Service (consumentenombudsdienst.be) or the European Online Dispute Resolution platform (ec.europa.eu/consumers/odr).
9. Governing Law and Jurisdiction
This agreement is governed exclusively by Belgian law. Any disputes that we are unable to resolve amicably shall fall under the jurisdiction of the courts of the judicial district of Limburg, Tongeren division.
10. Changes to the Terms and Conditions
We may amend these terms and conditions if our operations or the law change. The terms and conditions in effect at the time of your booking will always apply to your booking.
